Private Lending

Written by

With more restrictive lending requirements from traditional lenders, and lower interest rates available from banks, Private Lending has become more prevalent lately.

What is Private Lending?

Private Individuals lend money directly to lenders, and use their own underwriting criteria, often looking to the property directly, and the amount of the down payment. Lender's set their own rates and terms. Often there are balloon payments due in 3 to 5 years, and rates well above the current Fannie Mae 30 year rates.

If you are considering lending money, be sure to obtain a lender's title insurance policy, and be sure to have an attorney prepare or review your loan documents.
